Terms of use and privacy
These terms protect everyone on R.E.I.L: owners, buyers, brokers and visitors.

1. About these terms
- 1.1These Terms of Use govern every use of the R.E.I.L website and apps by visitors, members, owners, buyers and brokers (together, “users”). By creating an account or using the platform, you accept them.
- 1.2R.E.I.L means [company legal name], registered in Lebanon under commercial registration number [number], with its seat at [address].
- 1.3If any clause is found invalid, the remaining clauses stay in force.
2. Role of R.E.I.L
- 2.1R.E.I.L is a marketplace and advertising platform. It is not a real estate broker, does not represent any owner or buyer, and is not a party to any sale.
- 2.2R.E.I.L never takes a commission or any percentage of a sale price. Its income comes only from the fees listed in clause 8.
- 2.3Ownership of land is transferred only by registration at the Land Registry (Directorate General of Land Registry and Cadastre). Nothing on the platform replaces a notarized contract or registration.
3. Accounts and verification
- 3.1Every user must provide true, complete and current information, including their full legal name as it appears on their identity document. Names in Arabic are typed by the user and checked by R.E.I.L staff.
- 3.2Every owner, buyer and broker must confirm their email address and verify their identity before listing, contacting another user or accepting an appointment.
- 3.3Each path grants specific rights. Verified owners list and sell their own land. Verified buyers contact owners to purchase land. Verified brokers list land for owners who hired them, and act for buyers who hired them. A user follows one path at a time and may switch paths; activity on the previous path is kept.
- 3.4Owners must prove their ownership with the official title register. Land held in shares may be listed only with the verified consent of every co-owner.
- 3.5Brokers must hold any license or registration required by Lebanese law and verify it on the platform.
- 3.6Accounts are personal. Users are responsible for activity under their account and must report any unauthorized use immediately.
4. Owners’ rights and obligations
- 4.1Owners keep 100% of the sale price, unless they choose to appoint a broker under clause 6.
- 4.2Owners keep the final decision on accepting or declining any buyer, any offer and any sale, including when a broker represents them.
- 4.3Owners must list accurate information: boundaries drawn from official coordinates, true photos, and features declared in good faith. Each parcel may be listed once.
- 4.4An owner who chooses R.E.I.L Exclusive agrees not to list or sell the land through another platform or agent until the end date.
5. Buyers’ rights and obligations
- 5.1Buyers have the right to see verified information, to review papers once an owner accepts their request, and to pay through escrow, released only after the title is registered.
- 5.2Buyers must use information obtained on the platform only to evaluate and purchase land, and must not share owners’ personal data with anyone.
- 5.3Foreign nationals are responsible for complying with the law governing property ownership by non-Lebanese (Law No. 296 of 2001), including the approval required above 3,000 m².
6. Brokers and broker fees
- 6.1A broker may act for an owner or a buyer only under an agreement made on the platform, stating the fee, the tasks and the duration.
- 6.2The broker fee may not exceed 2.5% of the registered sale price. It is paid only by the party who appointed the broker, never by the other party, and never by R.E.I.L.
- 6.3The broker fee is due only if the sale is registered at the Land Registry, and is paid from escrow at closing.
- 6.4A broker may not represent both the owner and the buyer in the same transaction, and may not solicit owners or buyers.
7. Non-circumvention
- 7.1Users may not use the platform to find a counterparty and then complete the transaction outside it to avoid a broker fee owed under clause 6, the escrow protections, or these terms.
- 7.2R.E.I.L keeps a record of requests, offers and messages, which may be used as evidence in a dispute between users.
8. Fees and payments
- 8.1Fees are shown before purchase: member and broker plans, owner listing fees, boosts, advertising campaigns, Landfax reports and optional services. All prices are in US dollars.
- 8.2Owner listing fees decrease over time, and their total for a given listing never exceeds 1% of its asking price. Once reached, the listing continues free of charge.
- 8.3Plans can be cancelled at any time, effective at the end of the paid period. [Refund policy to be defined.]
- 8.4Escrow funds belong to the buyer until released. They are released to the owner, and to any broker, only after the sale is registered, or returned to the buyer as provided in the escrow terms.
9. Privacy and personal data
- 9.1R.E.I.L processes personal data in accordance with Lebanese Law No. 81 of 2018 on Electronic Transactions and Personal Data, only to operate the platform, verify users, keep it safe and comply with the law.
- 9.2Visitors see a land’s governorate, zoning, features, a price range and a size range. Members see owner names, exact prices and borders. Cadastral references, papers and private chat are shared only after an owner accepts a request.
- 9.3Identity documents, ID numbers, email addresses and phone numbers are never shown to other users. Only their verification status is shown. In “Online now”, other members see your first name and initial only, and you can hide yourself.
- 9.4Interest statistics are shown to owners as counts only, never with names.
- 9.5R.E.I.L does not sell personal data. Data is shared only with service providers bound by confidentiality (such as hosting, payment and verification providers), or when required by law.
- 9.6Every user may request access to, correction of, or deletion of their personal data from their account, subject to records that must be kept by law.
10. Content and intellectual property
- 10.1Users keep ownership of the photos, videos and documents they upload, and grant R.E.I.L a non-exclusive license to display them on the platform for the listing.
- 10.2The R.E.I.L name, logo, maps and software are protected and may not be copied without written permission.
11. Prohibited conduct
- 11.1False or duplicated listings, impersonation, fake reviews, harassment, discrimination, money laundering, and any use contrary to Lebanese law are prohibited.
- 11.2Sharing contact details or payment instructions in public questions or direct messages, or before an owner accepts a request, is not allowed.
- 11.3R.E.I.L may remove content and suspend accounts that break these rules, and may report suspected illegal activity to the competent authorities, including under Law No. 44 of 2015 on Fighting Money Laundering and Terrorism Financing.
12. Disputes between users
- 12.1Users should first try to resolve disputes with R.E.I.L support. While a dispute about a transaction is open, the related escrow funds stay held.
- 12.2R.E.I.L may help mediate but is not a party to the dispute and does not decide on ownership or contractual rights.
13. Liability
- 13.1R.E.I.L verifies documents with reasonable care but does not guarantee title, boundaries, zoning or the condition of any land. Users should rely on the Land Registry, a notary, a licensed surveyor and their own lawyer before any purchase.
- 13.2Estimates produced by the platform, such as cost calculations and valuations, are indicative only.
- 13.3To the extent permitted by law, R.E.I.L is not liable for indirect losses or for the acts of users, brokers, notaries or other third parties. Nothing in these terms limits liability for fraud or gross negligence, or the rights of consumers under Law No. 659 of 2005 on Consumer Protection.
14. Suspension and termination
- 14.1Users may ask to close their account at any time. R.E.I.L may suspend or close an account that breaches these terms, after notice except in urgent cases.
- 14.2Closing an account does not cancel obligations already incurred, including broker fees and transactions in escrow.
15. Changes to these terms
- 15.1R.E.I.L may update these terms. Users will be notified at least 30 days before material changes take effect, and may close their account if they do not agree.
16. Governing law and jurisdiction
- 16.1These terms are governed by Lebanese law, including the Code of Obligations and Contracts.
- 16.2Any dispute that cannot be settled amicably will be referred to the competent courts of Beirut. [Or arbitration in Beirut, to be decided with legal counsel.]
