FeesDoes R.E.I.L take a commission?+
No. R.E.I.L never takes a percentage of any sale. Owners pay a small monthly listing fee, which drops over time and stops once it reaches 1% of the asking price.
FeesDo I have to use a broker?+
No. Verified owners and buyers deal directly, commission-free. Only they can choose a broker’s help, for up to 2.5%, paid only by them and only if the sale happens.
OwnersWhat’s the difference between a boost and advertising?+
A boost moves your land up inside R.E.I.L, near the top of the home feed and in Hot deals, as soon as it’s paid (7 days $15, 30 days $45). Advertising is a campaign run by our marketing team that also reaches buyers outside the app, after a short review (from $49). Both are optional, and neither is a commission.
OwnersWhat is R.E.I.L Exclusive?+
You agree to sell the land only through R.E.I.L for 30, 60 or 90 days. It’s free, and you get an Exclusive badge, 20% off your listing fee and two free boosts.
RolesCan an owner buy land, or a buyer list land?+
Each account follows one path at a time: owner, buyer or broker. To sell your own land and later buy another, switch path from your account. Your activity on the other path is kept.
BuyersWhat is a Landfax report?+
A history report for a land: title and legal checks, papers, price history and nearby sales. It’s available once the owner accepts your request, for $25. Member Plus includes one free.
BuyersWhat does a red flag ⚑ on a land mean?+
The title register shows a legal note, for example a mortgage, a seizure, a lawsuit, unpaid taxes, an unfinished inheritance or a public works plan. Lands with a seizure, lawsuit or co-owner objection can’t be transferred or locked in a deal until it’s resolved.

The land was listed by a verified broker hired by its owner. Circles ● are lands listed by their verified owners.
OwnersCan I appoint a broker to sell my land for me?+
Yes, if you have no time or live abroad. Use On Behalf Pacts from your Desk: you set the fee up to 2.5% and the duration, keep the final say on buyers and the sale, and pay only if it sells.
OwnersA broker contacted me offering to represent my land. Is that allowed?+
Only owners start a broker appointment. Please report any broker who approaches or pressures you, and we will review their account.
OwnersHow do I prove the land is mine?+
You verify your identity with your Lebanese ID or passport, and your ownership with the official title register in your name. Our team checks them before the land goes live.
OwnersWho sees my name and documents?+
Visitors see only the governorate, zoning, a price range and a size range. Members see your name, the exact price and border. Cadastral references and papers are shared only with buyers whose requests you accept.
BuyersCan I buy from abroad?+
Yes. You can explore lands, request papers, pay into escrow from abroad, and complete the purchase through a power of attorney given at a Lebanese embassy or consulate.
BuyersCan foreigners buy land in Lebanon?+
Foreign nationals can own up to 3,000 m² in total without special approval. Larger purchases need a Council of Ministers decree. Check with your notary.
PaymentsHow is my money protected?+
Payments go into escrow with a partner bank or a notary, and are released to the owner only after the transfer is registered at the Land Registry.

Fresh dollar bank transfers, cash at the notary, international transfers, and USDC or USDT stablecoins.
